Parish Allotments Tenancy Agreement & Risk Assessment
You are responsible for the safety of yourself and others on your allotment.
A Risk Assessment Form is attached to this document. Please read it before signing this agreement.

- North Cockerington Parish Meeting agrees to let the allotment described above for a term of one year commencing on the first day of February and then each year unless determined differently in accordance with the terms of this agreement.
- The allotment holder shall pay a yearly rent as agreed at the annual Parish meeting, payable on the thirty-first day of January.
- Allotments are for the cultivation and production of fruit, flowers and vegetables for use and consumption of the allotment holder and family members.
- The allotment holder shall not sell produce from or derived from the allotment as a business.
- Unless specifically agreed by North Cockerington Parish Meeting allotment holders shall reside within the parish of North Cockerington.
Terms of this agreement
During your tenancy:
- The allotment shall be kept in a good state of cultivation and fertility and kept free from non-native invasive plants and noxious weeds – more information on DEFRA website.
- Weedkiller and pesticide chemicals must be non-residual and, if used, care must be taken to avoid wind drift, especially on to adjoining allotments or land.
- Avoid behaviour causing annoyance to other tenants or owners of adjoining land.
- Unsupervised children are not allowed on the allotments and any child must be under adult supervision appropriate to the child’s age.
- Children’s play areas or structures, (e.g. swings, climbing frames, slides) within the area of the allotments are prohibited under the terms of our Parish Insurance.
- You must not keep livestock or poultry in the allotment other than a reasonable number of hens not kept for a business or trade.
- Structures necessary for the secure enclosure of hens must be regularly cleaned and maintained for the health of the animals and avoidance of nuisance to other plot holders.
- Structures necessary for storage of tools and equipment and compost must be sited so as not to cause nuisance or interfere with the cultivation of other allotments or adjoining land.
- A small number of beehives may be installed on a plot holders’ allotment, away from other plot-holders and maintained by an experienced beekeeper. Care must be taken to avoid proximity to adjacent residential properties and public footpaths. Other allotment holders should be made aware of the presence of hives bearing in mind the consequences of allergic reactions to bee stings. North Cockerington Parish Meeting reserves the right to give notice for the removal of hives following any legitimate complaint.
- Dogs are permitted on to the allotment if kept on a lead. You remain responsible for the dog’s behaviour and actions and must take the dog away when you leave.
- Horses, ponies and cycling are not allowed on the allotments.
- Your allotment must not be sub-let or assigned by you to any other person.
Annual Rent for Allotment
Rent for 2021: £6 for full allotment, £3 for half Allotment, payable each year on 1 February.

Ending of Tenancy agreement.
The tenancy of the allotment may be ended:
- By North Cockerington Parish Meeting serving not less than twelve months written notice to quit.
- By North Cockerington Parish Meeting serving one month’s notice on the tenant if:
- The annual rent is in arrears for forty days, or
- Three months after the commencement of the tenancy no attempt of cultivation or maintenance of the allotment has taken place.
- By the allotment holder notifying North Cockerington Parish Meeting giving one month’s notice of intention to end the tenancy, and removing all personal property and equipment from the allotment unless agreed otherwise with the Parish Meeting.
